Greeting from Bear River Lodge,

I’m happy to report on some very positive developments that have been happening at Bear
River Lodge over the last few months. Our heartfelt congratulation and welcome to both
Barber’s and the Hurley’s for getting the Certificate of Occupancy for their new houses. Also
there is another house currently under construction at the corner of Deer Leap and Bear River
Lodge Trail. We are also expecting at least two additional houses to be started in the first half
of 2012.

On the house sale front, one house sale has closed in November and another house is under
contract. Both new owners are excited about the prospect of being part of the Bear River
Lodge community.

Perhaps the major news is that Asheville Savings Bank no longer holds the mortgage on
Phase 2. They sold the note to Southern Financial Group LLC of Waco Texas. These folks are
very experienced with developments like Bear River and seem to be anxious to work with the
Property Owners Association for the betterment of the community. One thing they have
already done after discussion with us is they purchased insurance on the Lodge, so in case of
a fire or catastrophe if would be rebuilt.

They have also given their approval for a project that should be completed in December to re-
engineer the entry road to prevent it from washing out during heavy rainstorms. The Board
has authorized Roy Hurley, one of our homeowners, to make the repairs and Roy will be able
to do the work more efficiently than other folks we considered. We are also looking at the
possibility of re-blacktopping the upper switchback roads that were torn up by the previous
developer.

One of the areas of focus for this year will be to more effectively utilize the Lodge to promote
the community (and generate money to assist in its maintenance). It’s an extremely valuable
resource for the community and needs to be utilized more effectively. To that end we will be
maintaining the Lodge calendar that is on the home page of our website, www.brlnc.org , to
schedule events, meetings, get together's,  dinners, outings, … If you would like to schedule
something at the Lodge, please email Callie at wellendorfcallie@yahoo.com with your
requests.

We are all looking forward to 2012 being a most excellent year at Bear River Lodge and hope
that you will all be an increasing part of the Bear River Lodge family.
